Scope of Work
Commercial Plumbing
Full Division 22 packages for new construction and major renovation — underground rough-in through trim-out. Domestic water, sanitary and storm, natural gas piping, fixture and equipment setting, water heaters, and grease interceptors, coordinated tight to the site-utility handoff.
HVAC & Mechanical Piping
Equipment setting, hydronic piping, boiler systems, rooftop-unit gas and condensate, and refrigerant piping — with scope boundaries against the sheet-metal and controls packages called out in writing before award, not discovered after.
Preconstruction & Design Assist
Budget numbers when you need them — not just on bid day. We'll price a concept from partial sets, schematic drawings, or a napkin scope so your budget holds up before the documents exist; then keep the number current through DD and CD sets, with value-engineering options and the cost of each design decision called out as it's made. When it's time to commit, the budget becomes a takeoff-backed bid with explicit inclusions and exclusions.
Closeout & Warranty
O&M packages, as-builts, and punch turnaround that keep substantial completion on the calendar — and warranty response that answers the phone after it.
